What is Cohousing?

There are six basic ingredients:
1.    Participatory Process
2.    Design That Facilitates Community

3.    Extensive Common Facilities
4.    Complete Resident Management
5.    Non-Hierarchical Structure
6.    Separate Income Sources

Who will live in Louisville Cohousing?  
A diverse group that is inclusive of generation, family structure, ethnicity, ability/disability, sexual orientation, income, etc.

What is bringing us together?
Those who are participating are interested in a shared set of Values for living in a neighborhood that we are designing together, seeking to be more connected and living in community.

Is Cohousing a co-op? a commune?
The modern definition of “Cohousing” means that each family lives in a separate unit, and there are also common spaces and shared activities. It will include an Home Owners Association. There are about 180 established cohousing communities in the US, the closest to Louisville is Germantown  Commons in Nashville, TN.

What’s the governance structure?
We favor a form of consensus decision-making, called “Sociocracy”, which leaves room for concerns and objections but seeks buy-in with everyone and keeps momentum with decisions. This is more   effective than a unanimous vote, when no one disagrees. Everyone is equal and decisions are not made by one person.  This structure is becoming more popular in cohousing communities.

How does cohousing work financially?
There are stages of financial commitment as interested parties move towards membership. [Full membership would include equity buy-in, with members owning their unit of residence. ] We are exploring ways to include some opportunity for rental.

Where will the Cohousing project be?
We have explored several neighborhoods in the Louisville Metro area and taken initial polls concerning where people want to live. The final decision will depend on available properties, timing, and final decision of the community members. We are seeking properties in neighborhoods that are safe, walkable, and accessible to public transportation routes.
